Seller Services

My Marketing Plan is designed to promote the unique features and special qualities of your home, using as much input from you as possible. I also constantly evaluate the market and keep you informed of any changes that may affect the sale of your home.

1. Market Evaluation – Provide you with the most up-to-date sales data in order to determine the Market Value of your home. Then compare your home to other homes that are currently for sale so that we can determine an appropriate List Price.

2. Multiple Listing Service – Carefully prepare your write-up with input from you. It’s important for me to know what you like most about your home so that I am able to convey that in the proper context to a potential purchaser..

3. Yard Sign – Place a custom “For Sale” sign that has my cell phone, my website, and a QR Code on it. Buyers can scan the QR code with their smart phone to obtain information about your home right then and there.

4. InfoLine – Place a rider on your yard sign with recorded information about your home. Buyers can access the information by calling toll free and entering a code. The site captures the prospective buyer’s phone number and emails it to me so that I can follow up with them.

5. Photos – Publish at least 25 professional quality photos in your listing which also disseminates to the internet. Some photos include Aerial, Panoramic, and satellite.

6. Virtual Tour – Create and publish a Virtual Tour of your home which will be distributed to multiple internet sites. Buyers will look at homes with Virtual Tours first.

7. Property Information Booklet – Prepare a 7 to 10 page full color booklet containing a room by room description, room sizes, quality color photos (including Aerial and Panoramic photos), and area information. Buyers will take this booklet with them to help remember all the unique qualities and features about your home.

8. Internet Marketing – Post your listing on over 70 Internet sites.

9. Mailings – Send a flyer about your home to past clients and prospects. I also mail out over 1,500 postcards per month which include Just Listed announcements.

10. Newsletter – Send out American Lifestyles Magazine to my past clients. Most of my business comes from past clients so I keep them informed of any new listings that I have.

11. Staging – I assist you with staging your home so that it shows better. I can make room by room recommendations if needed to maximize showing potential.

12. Ongoing Market Evaluation – Keep you informed of any sales activity in your area that may affect the sale of your home. ie, listings that are new to the market, ones that change their price or sell.

13. Your listing – From time to time I will periodically refresh your write up and change the photos around so that the listing looks fresh and new.

14. Feedback – Provide you with prompt feedback after buyers see your home. It’s important to know what the buyers like or dislikes are and tack the feedback for reference.

15. Communication – I will personally be your contact from start to finish. I know everything about your property and I will keep you informed every step of the way. When you have a question of need information as to the progress of you sale, I will always be the one that you contact.

  • Provide you with the Buyer Advisory which contains real estate information, websites, and links to various government administrations and departments.
  • Show you properties that are listed with ALL real estate companies, For Sale by Owners, and homes that are not on the market but are available
  • Determine the best offer price through Competitive Market Analysis and outline a negotiating strategy
  • Assist you in finding a qualified Home Inspector and Mortgage Company
  • Obtain all applicable disclosures and review them with you:

· Sellers Property Disclosure Statement (SPDS)

· Pool Disclosure

· Lead-Based Paint Disclosure

· Comprehensive Loss Underwriting Exchange (CLUE)

  • Personally keep you informed and advised every step of the way
  • Review the home inspection report with you and explain your rights and obligations
  • Review closing documents with you prior to signing to ensure that you understand and agree
  • Stay in touch long after the sale to serve all your future real estate needs
